“Housing Authority as Developer” is the theme behind this new, 128,000-SF mixed-use facility. The proposed building comprises a parking garage, first-floor retail space, second-floor office space, and apartments on the third, fourth, and fifth floors. The sixth floor will feature penthouses and community spaces, including rooftop gardens. The 91 apartments will be a mix of one and two-bedroom units that serve the market rate residential needs of Middletown.
Driven to compete with the private housing market, the apartments will feature open living space, master bathrooms, a den/library, walk-in closets, and finishes that include wood flooring, tile, granite counters and modern lighting.
A high profile, highly visible project, the proposed building faces a number of unique challenges. The design team will assist the owner in navigating the political waters of a complicated municipal and land-use approval process, executing its demo/disposition of the property from HUD ownership, and acquiring private funding.
